what we Do
We conduct a face-to-face interview with all prospective tenants. We find this is the best way to find the right tenant for your property. After analysing the information provided by prospective tenants and obtaining a credit check we then discuss all applications with the landlord. A tenant will only be offered a property with the consent of the landlord.
We inform the applicants of the landlord’s decision and with the successful tenant, agree a tenancy start date.
Ullyotts have no initial, bolt-on or renewal charges for either landlords and tenants. We have found that charges to tenants can deter good applications.
All of our terms and conditions will be confirmed in writing and we will provide a sample tenancy agreement.
We provide full marketing advice, recommendations on achievable rent, brochures with photographs and floor plans and advise you on all landlord obligations.

PropertyFile is an online login system, which is designed to provide you with all your tenancy information. You will have 24 hour access to important information, allowing you to get access to all of your important documents and information, such as key tenancy dates, invoices, inspection dates, rent due, deposit details, tenancy documents, account statements and invoices.
Keep track of your income and expenditure by viewing your statements and invoices online and use the information to help with your tax returns and other general queries.
