Tenants - Why Ullyotts?

A Tenant's step by step guide

Step1

Arrange to view the property and ask questions about the property, the area or about renting. If you have a pet ask if the landlord will accept pets.

Step2

Decide to make an application to rent.

Step3

Arrange to meet the agent with proof of identity, the last six months bank statements on all accounts, wage slips or P60 and any other information which you think might be helpful.

Step4

Attend the meeting which is usually referred as an interview.

Step5

Your information will be analysed and a credit check made.

Step6

A summary of your application will be given to the landlord for the landlord decision. No detailed financial information will be given to the landlord.

Step7

You will be contacted as soon as possible after the landlord has made a decision.

Step8

If the landlord does not agree to let to you then your application can in the short term be used for another property but not if a decline letter is sent.

Step9

If the landlord agrees to let to you a letter or email will be sent to you outlining the payments to be made, the utility providers, the tenancy agreement for you to read, sign and return etc.

Step10

At or just before the beginning of the tenancy arrangements are made to read the meters, inspect the property and hand over the keys.

Step11

You move in and the completed tenancy agreement and the Damage Deposit registration certificate are sent to you.

Step12

The financial information which you provided is shredded prior to incineration.

Step13

We will arrange to visit during the first six months and thereafter every six months. We will let you know if you should be doing anything we provide the landlord with a report after each visit.

Step14

The tenancy will continue on the same terms from month to month after the initial term and there will be no charges to renew the tenancy.

Step15

Any repairs or other issues arising during the tenancy will be dealt with by us as agent for the landlord.

Step16

When the time comes for you to leave one month's written notice is required.

Step17

At the end of the tenancy we will inspect the property. read the metres and contact you regarding the Damage Deposit with our role being to invite you to reach an agreement with the landlord regarding any end of tenancy issues.
